This ambitious 40 story mixed-use development is proposed to replace an ageing 2-story institutional building located in the new Yale town neighbourhood in downtown Vancouver.  The podium will include institutional, cultural, educational and community uses; with 198 affordable rental housing units in the tower above.

The form and massing are strongly influenced by view cones impacting the site, resulting in a slender triangular tower form. This striking addition to the skyline will be clad in high quality materials, including stone, metal panels and window wall. More iconic will be laser-cut geometric metal screens at feature residential balconies providing layering and depth to the facade.

Podium and rooftop gardens will provide opportunities for gathering, outdoor dining, gardening and recreation. An expanded building setback along both streets offer an enhanced public realm with new benches, lighting and extensive landscaping.
