Located at the corner of North Road and Young Drive, this mixed-use development includes commercial CRUs at levels 1-2 and office uses at levels 3-6. The 323 North Road Commercial Development animates the public realm along Young Drive and North Road with commercial frontage. The upper-level CRU’s and offices are accessible via the central lobby. An outdoor walkway creates a street presence for the upper-level units. In the future a mini park is envisioned at the east end of the site. The project is designed to respond to the future street network extension with the parking access shifting from south to east façade.
The mixed-use program of office and commercial drives the building form. The lighter, panel-clad office mass appears to hover over the heavier commercial base expressed in masonry. The office volume is punctuated by the vertical graphic screen feature at the main lobby. The use of graphic screen patterns referencing traditional Korean motifs help the project draw from the area’s cultural heritage. The mural at the back of the building also references the traditional screen pattern. At the top the massing steps back, opening up a west-facing outdoor terrace to the distant mountain views. Strong horizontal overhang ties together the overall composition in conjunction with continuous brick base. Green roofs are proposed on the upper and lower levels to reduce the storm water run off and help with the overview from neighbouring high-rise residential development.
