The Clyde Avenue Residential Development responds to the need for more diverse and affordable rental housing in West Vancouver. The 6-storey building includes 201 rental studio units ranging between 350-497 sf. The project features an indoor amenity package including social & gathering space and exercise room at the ground level, as well as lounge spaces at every floor. The massing takes on a U-shape configuration that opens to the south, in order to bring sunlight into the shared outdoor amenity courtyard. The rooftop is accessible to the residents, offering outdoor garden amenity space with views of the waterfront. While four lots make up the site, the building structure is situated on the three lots along Clyde Avenue. This allows for the fourth lot along Duchess Avenue to become an outdoor public amenity, retaining existing mature vegetation and landscape.
The architectural language is inspired by the emerging character of Park Royal, as well as the West Coast Contemporary style. Building massing is articulated through a distinct base-middle-top expression. The dark, rich brick base grounds the building, while creating a relationship with the Gateway towers and other local projects. Strong horizontal balcony expressions at the lower four levels reinforces the middle of the overall composition. Upper-level balconies are set back in combination with the lighter panel cladding and roof overhang, creating a distinct building top. The exit stairs are daylit with corner glazing and book-end the U-shape of the overall form. Expressed as vertical tower elements, the exit stairs will glow at night featuring coloured glass. The Clyde Avenue Residential Development entry features a distinct roof overhang at the over-height lobby. An engineered wood beam canopy on double steel columns gives a strong sense of entry at Clyde Avenue.
