This 23 storey rental infill tower is located in the constantly evolving Lower Davie Street neighbourhood near Stanley Park, Vancouver.  A highly articulated commercial podium and residential lobby will replace one of the last surface parking lots. 

The architectural form and character draws inspiration from the surrounding West End context with its simple concrete point towers, characterised by ribbon windows and applied decorative elements such as textured concrete and mosaic tile.  While the tower is symmetrical in plan it presents itself along the street as asymmetrical so that the character is varied as one approaches the site from the west or east.

A shared rooftop outdoor amenity space promotes sense of community for the residents.  It includes individual garden plots for residents together with BBQ, dining and lounge spaces oriented to capture expansive downtown, mountain and water views.
